PROJECT FEASIBILITY Nyecon applies our experience from hundreds of projects to provide reliable feasibility studies based on empirical cost data. This initial study helps determine the site selection, building type, size, orientation and required infrastructure.

SITE SELECTION Nyecon will inspect your site or building to review the existing conditions and provide real-time advice on costs and development options. This process allows our clients to make the best possible decisions regarding their projects.

ESTIMATING & VALUE ENGINEERING Nyecon is able to provide accurate estimates throughout the preconstruction phase. We have developed a comprehensive estimating system breaking costs into both CSI trades and detailed unit costs. Due to this innovative approach and our experience, we can identify areas of opportunity to improve the bottom line during the early stages of design.

CONSTRUCTABILITY Nyecon’s extensive experience provides us the tools necessary to review the construction documents and identify constructability issues. We complete our constructability review in a collaborative environment involving our superintendents, project managers and subcontractors. Providing this service saves the owner money by eliminating plan conflicts early on and avoiding costly change orders down the road.

SCHEDULING / PLANNING At Nyecon we identify sequencing and duration of activities by a comprehensive review of project documents. To ensure accuracy, we obtain input on our schedules from our subcontractors. Nyecon Inc. will create a critical path master schedule which will incorporate all aspects of the project including design, permits, entitlements, bidding, submittals, phasing, logistics, long-lead items and owner-supplied furnishings, fixtures and equipment (FF&E). This master schedule is used to manage the project through completion.

SUBCONTRACTOR PREQUALIFICATION Nyecon has a Northern California database of over 7,000 dedicated pre-qualified subcontractors. Many have completed work with us in the past and have a proven track record. Each project uses the competitive bid process to ensure we are providing the most competitive pricing possible to our owners. At Nyecon we view our subcontractors as partners and team members. This philosophy allows us to work with some of the most talented and dedicated subcontractors in the industry.

PERMIT & ENTITLEMENT EXPEDITING At Nyecon we maintain personal and professional relationships with local building officials and utilities to assist in expediting your entitlements. When necessary and to assist our clients, we will call in a favor based on 30 years of relationship building with local government entities in the Sacramento region.
